In order to maintain a quality living experience in the region certain terms and conditions apply. All tenants, residents and guests must abide by the rules stated below. By becoming a tenant in this region, you are agreeing to ALL terms and conditions outlined here, as well as any future revisions of this document that may from time to time be released. Any such changes will be communicated to all tenants and will become effective on the next tier renewal date or 30 days from the notification date, whichever comes first. Use or possession of land in the region on or after the effective date constitutes acceptance of the new covenant.
ESTATE RESIDENTS ARE ULTIMATELY RESPONSIBLE FOR THE ACTIONS OF THEIR GUESTS, VISITORS, TENANTS, OR CLIENTS.
BY BECOMING A RESIDENT OR TENANT OF ANY PIXEL IDEA ESTATES SIM, YOU ARE STATING THAT YOU HAVE READ, UNDERSTAND, AND AGREE TO THE TERMS, CONDITIONS AND GUIDELINES IN THIS COVENANT.

VAT AND OTHER TAXES

Pixel Idea Estates and Linden Labs will not charge VAT or other taxes on top of the land purchase fee or the monthly tier fees spent towards your land in Pixel Idea Estates .

TIER FEES

Published on our homepage.
Tier fees are due immediately upon purchase.
Tier fees are payable in Linden currency in-world into a rental box.
Tier fees are not refundable under any circumstances.
Overdue fees will result in land being immediately reclaimed by management and may be sold or removed from the grid without further warning.
You do not need to have a premium account to own land in Pixel Idea Estates and the land you own in Pixel Idea Estates will not contribute to your land tier obligations to Linden Labs. Linden Labs will not be charging you tier fees.
Pixel Idea Estates reserves the right to increase tier or rental fees to account for change in Linden exchange rate or if Linden Labs changes the tier fees. All tenants will be notified at least 30 days prior to any changes to tier or rental fees.

OWNERSHIP, LAND RESALE AND PARCEL MANAGEMENT

All parcels sold in Pixel Idea Estates must have one specific individual registered as the person responsible for tier payment. That person is the individual that the estate recognizes as the owner of the parcel, regardless of who at the time is listed as the owner of the parcel (individual or group), who paid for the initial purchase, and regardless of any other dealings that may have occured. In the event of a breakdown of a relationship or another dispute, the land will be returned to the person who is currently registered as the party responsible for tier payments and has made at least one tier payment.
As a tenant of Pixel Idea Estates , you must maintain membership in the Pixel Idea Estates group as that will be the primary vehicle for the Estate management to contact you with any information pertaining to the Estate.
You CANNOT sub-divide or merge the parcels you own..

ZONING / SUBDIVISION / SUBLETTING

Community sims are zoned for primarily residential use.
Commercial activity is NOT allowed with restrictions..
In order to keep open space and maintain the beauty of the neighborhood, land may not be subdivided into parcels that support less than 937 prims and no more than 1 building per such land area may be placed.
No building can be rented to more than 1 paying tennant.
Tenants must agree to abide by the rules of this covenant. Violations of the covenant by any tenant may result in banishment from the estate.

TERRAFORMING, ARCHITECTURE, STYLE

A number of distinct regions exist within the estate, including desert / tropical islands in the south, grassy islands and mountain regions to the north. Architecture and landscaping must fit the theme of the region. When in doubt, ask the estate management. Temporary exceptions may be granted to allow decorating for special occasions.
Castles are NOT PERMITTED.
Land canot be terraformed: this operation requires estate management approval and may require our assistance. Terrain needs to look natural throughout the estate and so land formations need to connect smoothly between parcels.
The minimum distance of any structure from the parcel edge must be equal to or greater than the height of the structure. For example, a 10m tall tower must be placed at least 10m from any parcel boundary.

RESTRICTED ACTIVITIES

No high traffic locations such as dance clubs, casinos, yard sales or multi-store shopping centres, unless explicitly permitted by Pixel Idea Estates management. Small, private dance floors are allowed.
Camping areas are not permitted.
Due to their controversial nature, political or religious centers, gathering places, as well as activities or presentations (billboards, signs, etc) intended to convey religious or political opinions will not be permitted in any Pixel Idea Estates region.
No combat areas. You can try out your weapons on your land if you wish, but must not establish your land as a combat zone. Any weapon testing must be done in such a way as to not disturb other residents or visitors to the region. Damage is globally turned off in all Pixel Idea Estates regions.
Griefing neighbours is strictly forbidden and may result in immediate reclaiming of the land and banishment of the offending user from the Pixel Idea Estates .
Although travel throughout the estate is permitted, private ownership of land and buildings must be respected. All residents and visitors are expected to treat other residents and private land properties with the same respect as would be expected in a real world.
No floating structures of any kind below 500 meters: only one structure is allowed: maximum allowed 40x40x15sqm.

PARCEL ACCESS, SECURITY AND PRIVACY

Parcel access will be your responsibility. If you have issues with griefers, please ban the individual griefer instead of using full bans. This will avoid the ugly ban lines and keep your neighbors happy and the sim view pleasant. What this means is that you can use the Ban tab in "About Land", but not the Access tab.
Banning another resident of the estate is strictly prohibited as it would restrict that resident from enjoying the ability to travel through the estate.
You must not restrict access to the ocean water even if it is within your parcel boundaries. You must not restrict air travel through your parcel at absolute altitudes above 70m (50m from water level).
Security orbs that push people out or otherwise restrict access should be limited in range to clearly enclosed / private areas such as buildings or boats. Outside of such areas security orbs or greeters can be used to notify people that they have entered into a private property.
To facilitate travel through the Estate by means of any vehicle such as a boat or a helicopter, other than having the correct security settings each parcel also needs to have enough prims available (not used) to contain the entering vehicle. Therefore, in order to support the open travel through the Estate, each parcel must maintain 50 prims unused. Please note that information on prim use in the About Land does not show prims used by temp-on-rez objects but those objects still do use prims against your maximum total.

Recommended Security Settings:
In order to enhance everyone's experience in the Pixelidea Estates regions and at the same time establish adequate security to protect the land and the region from most griefer attacks, the following security settings are recommended (you will find them under 'About Land -> Options tab').

Turn off: Edit Terrain, Create Objects - All Residents
Turn On: Safe (no damage), Restrict Pushing.

SIM PERFORMANCE

All sims in the Pixel Idea Estates are class 5 sims so the hardware is in place to minimize lag. The rest is up to the residents so please keep the following in mind when designing your parcels.
For the enjoyment of all residents, lag on sims in the estate is monitored and the estate management team responds to lag complaints and endeavours to maintain acceptable levels of performance in all sims.
No lag intensive scripts should be used. Please use your best judgment as to which scripts are necessary to accommodate your living style, while also respecting your neighbors in regards to simulator performance. If the performance of the sim drops below 40 FPS you may be asked to make the necessary changes to restore performance back to a manageable level.
Textures and heavy use of particles cause client-side lag. Many individual textures fill client side cache and take a lot of bandwidth to load when initially teleporting in. Because of 3D image rendering, sculpted textures are particularly taxing on the client's video card CPU performance. Please keep this in consideration when designing your parcel.
Physics can also cause a lot of stress on the sim CPU in some situations. For example, two physical objects in constant contact with each other may trigger countless collisions which must be processed by the physics engine.
Weather systems allow creation of various weather conditions in Second Life. These systems are meant to cover large areas.
Weather effects must not extend outside the perimeter of the land parcel.
Weather systems are only permitted on parcels 16,384sqm in size or larger.

MATURE CONTENT AND LEGAL

The region is rated as mature.
You are expected to comply with applicable legislatures of your real life place of residence, your current real life location, any legislature applicable to Linden Labs, and the legislature of Canada and the province of Alberta.
You are expected to fully comply with all provisions with the Second Life Terms Of Service (TOS).
Pixel Idea Estates or any officer thereof shall not be held responsible for any losses of any kind, direct or indirect.
Pixel Idea Estates is also not responsible for the objects returned or lost for any reason.

DISPUTES AND MANAGEMENT AUTHORITY

Pixel Idea Estates management has the final authority in making judgments in any disputes.
Pixel Idea Estates management has the authority to remove any structures, landscaping, objects or scripts, or take any other action that it in its sole opinion deems necessary to maintain or restore the intended atmosphere of the region, to restore or maintain the performance of the SIM, or to enforce compliance with this covenant.
If a resident threatens or carries out action that has a hostile intent to inflict direct or indirect financial losses upon the Pixel Idea Estates group, any partner estate, or any officer thereof, the estate management will immediately reclaim any land owned by that resident without refund and the resident will be muted and banned from all affiliated estates. Linden Labs will be notified of the incident.
